Starting Over in the Attic

Insulation removal and replacement makes sense when what is in the attic is doing more harm than good. Most of the time, new insulation can go right over old. But when the existing material is soaked from a roof leak, matted down, full of rodent nests and droppings, or simply in the way of the air sealing the attic needs, it has to come out first. We vacuum it out, clean and seal the attic floor, and install new insulation to the target depth.

Signs it is time

  • Stains on ceilings or wet, matted insulation under a roof leak or a leaking cooler line.
  • Droppings, nests, tunnels or a smell from pests that got into the attic.
  • Insulation that has packed down to a few inches after decades.
  • Old foam that is shrinking, pulling away, or was put on badly.
  • A remodel, re-roof or solar install that disturbed or wrecked the old layer.
  • Inspection notes from a home purchase calling out the attic.

How removal works

We set up a high-powered vacuum outside and run a hose into the attic, so the material goes straight into collection bags without being carried through the house. Floors, hallways and the attic access are protected. Once the attic is bare, problems that were hidden become easy to see and fix: gaps in the ceiling, wiring needing attention, damaged ducts or framing. Then we seal and insulate.

What we check before we start

Vermiculite, a pebbly gray-brown or gold loose fill found in some older homes, may contain asbestos. We do not disturb it. If we see it, we stop and recommend testing; if it tests positive, removal is a job for a licensed abatement contractor, and HomeAdvisor lists asbestos removal at $1,190 to $3,255. We also look for active roof leaks, which need repair before new insulation goes in, and for signs that pests are still getting in.

Removing old spray foam

Taking out spray foam is slower and costs more than vacuuming loose fill, because it has to be cut or scraped off the framing. HomeGuide lists foam removal at $1.00 to $2.50 per square foot, and Fixr at $1.50 to $3, up to about $5 when it is chipped off by hand. We only recommend it when the foam is failing, was applied badly, or is hiding a problem that needs fixing.

Replacing it right

The new layer gets sealed underneath and installed to the depth that reaches the target R-value. New Mexico's 2021 residential code sets R-49 for ceilings in zones 4 and 5, and DOE recommends R-60 for an empty attic in an existing home. New Mexico Gas Company lists rebates up to $1,000 for adding attic or roof and crawlspace insulation, which can offset part of the replacement.

Insulation Removal & Replacement Questions

Do I need to remove old insulation before adding new?

Usually not. If the old layer is dry, clean and not blocking air sealing, new insulation can go on top. Removal is for wet, contaminated, failing or badly compressed material.

What if I have vermiculite?

Do not disturb it. Have it tested. If it contains asbestos, a licensed abatement contractor has to remove it; we can insulate once that is done.

How long does removal take?

Many attics are emptied in a day, with sealing and new insulation the same day or the next. Large or very dirty attics take longer, and the quote gives a timeline.

Will removal get rid of rodents?

It removes the nests and droppings. Keeping pests out means closing their entry points, which we point out; a pest control company handles trapping.
